Nothing epitomizes luxury living in Tokyo like Mori Building’s Hills Collection, and their Toranomon Hills Residential Tower is no exception. We here at Tokyo Portfolio have explored two other luxurious Hill towers to date: Azabudai Hills, and Roppongi Hills.
As these properties largely match each other where specifications and standards are concerned, we will explore the unique design features of Toranomon Hills Residence, and why you might consider making this residence your new home.
The first building in the complex was Mori Tower, completed in 2014, followed by the Toranomon Hills Business Tower (2020), the Residential Tower (2022), and finally the Station Tower (2023). These buildings are home to offices, high-class hotels, conference centres, retail facilities, as well as out main focus – residences.
Toranomon : From 0 to 100
Toranomon (虎ノ門 lit. tiger gate) was originally the site of Edo Castle’s southernmost gate (pictured on the right). The gate itself was dismantled in the 1870s to make way for modern developments however the name remains, originally as a train station, and eventually the larger area.
Located within Akasaka this area started off as an area for small and midsize business, as recently as the mid 2010s. However with the completion of Mori’s first high-rise in the area, Mori Tower, the nature of the area began to change. Now, in 2024, all four of the proposed high-rise towers have been completed and Toranomon is now considered a hub for local and international business alike, and perhaps more exciting, for start ups. Major companies, such as Japan Tobacco TV Tokyo, and Air China, have their headquarters in Toranomon. In Toranomon one can find the Hotel Okura, a landmark known for being the choice of presidents like Ronald Reagan, royalty like Princess Diana, and even fictional icons like 007, James Bond.
More recently the area is making a name for itself as a hub for start-ups and innovation. According to Cambridge Innovation Centre founder Tim Rowe (pictured left), Mori reached out to him directly regarding the construction of Toranomon Hills, encouraging him to set up his headquarters in the new facility. For those hoping to live in Toranomon Hills, the lifestyle and local area is of equal, if not greater, importance than proximity to work. First and foremost, Toranomon is centrally located and quite well-connected to major hubs like Ginza, Roppongi, and Shibuya via the Ginza and Hibiya lines. Toranomon, due to being a predominantly business district has both cheap eats for workers on their lunch breaks, higher end restaurants for business dinners, and izakayas and bars for unwinding after work.
Regarding activities, Toranomon is home to TeamLab Borderless, one of the many TeamLab experiences dotted around Tokyo. The Minato Science Museum is nearby and hosts planetarium shows for those fascinated by space, as well as exhibits on energy and meteorology. Suntory Hall – a concert hall and one of the most highly regarded for its acoustic qualities – has played host to many well-renowned performers. Big names, such as Leonard Bernstein, John Williams, Uchida Mitsuko, as well as countless philharmonic orchestras from around the globe.
It’s only a 20 minute walk from the Toranomon Hills complex to Shiba Park (home of Tokyo Tower) and 14 minutes to Hibiya Park. For pet owners this is great for walking dogs, and for runners – two incredibly scenic places to go for a run.
Toranomon Hills Residence: an Experience in Luxury
Toranomon Hills Residence Tower units, like inn the other Hills before it, are equipped with state-of-the-art fixtures, heated floors, garbage disposals, built-in water purifiers, among other features, all beautifully designed. It has a focus on incorporating nature where possible, hence the exterior surface area is around 50% greenery and foliage. Architect Christoph Ingenhoven expressed his philosophy, that in building these high-rise structures they are taking away from nature, and that in turn he wants to give back informing his decision to incorporate so many plants, wanting to create a “vertical garden city”. This can be seen across the designs of his eponymous architecture firm Ingenhoven Associates, who have also made structures like Marina One in Singapore.
The interior has also been meticulously curated from the interior design to the collection of art on display. The curator for the residence’s art collection is Mami Kataoka, who not only serves as the Director for the Mori Art Museum, but has done work for the Hayward Gallery in London, and was president of the International Committee for Museums and Collections of Modern Art from 2020 to 2022.
What sets Toranomon Hills Residences apart from other Hills Residences is the distinction drawn between the regular suites (units on floors 12 to 42) and the Sky Suites (units on floors 43 to 54). All residents receive five-star service with a bilingual concierge, valet, access to the spa, gallery, and library, use of the meeting room, guest room for visiting family or friends, among a plethora of other amenities.
All residents also get exclusive invites to wine-tastings, golf, cultural, and family events, brand collaborations. However, Sky Suite residents are given access to the Sky Salon where drinks and snacks are provided, with a side of an excellent view over the city. The space can also be booked for meetings. Furthermore, Sky Suite residents can make use of home management services for extended absences. Home management includes, stocking amenities, cleanings, repairs, and the storage of packages, among other services, for the duration of the resident’s time away.
Floor Plans and Pricing: The Price of Luxury
The residential building is 54 stories tall, with an additional 4 basement floors. Toranomon Hills has units ranging from one bed to five, here’s a rough guide of how much you can get and you’d be looking to pay monthly for each room type:
- 1 bed – 600~660ft² (56m²~62m²) – ¥630,000 (USD$4100)
- 2 bed – 1010~1800ft² (94m²~170m²) – ¥1,200,000 (USD$7800)
- 3 bed – 1900~2500ft² (184m²~229m²) – ¥3,320,000 (USD$21,500)
- 4 bed – 3378ft²~ (314m²~) – ¥4,660,000 (USD$31,000)
For those interested in purchasing something, as a benchmark, a 4100ft² (380m²) 4 bedroom, 2.5 bath, Sky Suite unit is currently going for USD$36million (¥5.48billion). A two bedroom lower down the building goes for approximately USD$5million (¥820million).
