As an American, I can say that moving to Japan is overwhelming. Practically from the day we arrived, it was a scramble to deal with housing, work, and a seemingly endless series of bureaucratic forms.One thing that made our transition easier was working with Taka-san and Blackship Realty. Taka-san is fluent in both Japanese and English, and he did good by us. He showed us a bunch of places, both apartments and standalone houses, and then helped us put our best foot forward on the application. He stayed with us every step of the way, and he let us know that we can contact him with any problems even after move-in.Renting a Japanese apartment is surprisingly complicated and bureaucratic compared to what we’re used to in the US, and rejections are common. If you’re not fluent in Japanese (or even if you are), you definitely want someone like Taka-san advocating for you.

This review is incredibly overdue, but I still hope it helps someone decide to use Blackship!As a foreigner with pre-school level Japanese and a dog, I knew better than to try and find an apartment on my own. I reached out to Blackship back in June of 2023 when planning my January 2024 move to Tokyo. Blake promptly responded and despite it being way way too early in the process, he still took time to have a video chat with me and answer a ton of questions. Over the next few months, I spent time doing a lot of research, and spoke to a couple other foreigner-friendly agencies as well.My plan was to come in November 2023 to find an apartment for January and get all my logistics settled before moving with my small dog. I was only going to be in town for about 10 days, and Blake was very honest with me about expectation setting regarding turnaround times, etc, which I appreciated a lot (you'll find a lot of other agencies make promises they can't keep). We basically did a speed run of finding an apartment — Blake sent me the most up to date availability for apartments on my list and we emailed literally while I was on my flight in. We saw 2 apartments the next day, submitted an application same-day for the second, and ended up signing the contract 2 days before I flew back to the US.To say I appreciate all the work and time Blake put into answering my questions and the apartment search in general would be an understatement. During the time I was here in November, he also had to fly to the US for a personal family emergency, and yet continued to be responsive and stay on top of things.I ended up in an apartment building that wasn't even on my list (of like...100+), in a neighborhood I hadn't considered, but that's just the nature of availability timing, etc and I honestly love it.Truly wouldn't have been able to accomplish this without Blake and Blackship!
Finding a nice apartment in Japan as a foreigner is definitely a daunting task, especially if your Japanese is not at a level where you can comfortably read contracts and have in depth conversations.But with the help of Alex I went from our first conversation about what I'm looking for, to getting the first flat I applied for in just over a week. I can't say it with certainty, but I'm pretty sure that an application coming from an established real estate company had something to do with the immediate success.He walked me through every step of the procedure, explained all parts of the contract and answered all of my questions that came up along the way.It was a smooth and pleasent experience from start to finish.
Blake reached out to me over Reddit, of all places, which was quite a surprise. Thankfully, it was a great surprise, and he helped me navigate through listings despite some rather restrictive conditions from my end, including seeking a pet friendly apartment as a foreigner.I ended up deciding on a very lovely 1LDK that opened up in the same building as the unit I originally toured. Throughout the process, Blake was extremely patient, friendly, and knowledgeable, which was a great help and very reassuring.
