This review is incredibly overdue, but I still hope it helps someone decide to use Blackship!As a foreigner with pre-school level Japanese and a dog, I knew better than to try and find an apartment on my own. I reached out to Blackship back in June of 2023 when planning my January 2024 move to Tokyo. Blake promptly responded and despite it being way way too early in the process, he still took time to have a video chat with me and answer a ton of questions. Over the next few months, I spent time doing a lot of research, and spoke to a couple other foreigner-friendly agencies as well.My plan was to come in November 2023 to find an apartment for January and get all my logistics settled before moving with my small dog. I was only going to be in town for about 10 days, and Blake was very honest with me about expectation setting regarding turnaround times, etc, which I appreciated a lot (you'll find a lot of other agencies make promises they can't keep). We basically did a speed run of finding an apartment — Blake sent me the most up to date availability for apartments on my list and we emailed literally while I was on my flight in. We saw 2 apartments the next day, submitted an application same-day for the second, and ended up signing the contract 2 days before I flew back to the US.To say I appreciate all the work and time Blake put into answering my questions and the apartment search in general would be an understatement. During the time I was here in November, he also had to fly to the US for a personal family emergency, and yet continued to be responsive and stay on top of things.I ended up in an apartment building that wasn't even on my list (of like...100+), in a neighborhood I hadn't considered, but that's just the nature of availability timing, etc and I honestly love it.Truly wouldn't have been able to accomplish this without Blake and Blackship!
Finding a nice apartment in Japan as a foreigner is definitely a daunting task, especially if your Japanese is not at a level where you can comfortably read contracts and have in depth conversations.But with the help of Alex I went from our first conversation about what I'm looking for, to getting the first flat I applied for in just over a week. I can't say it with certainty, but I'm pretty sure that an application coming from an established real estate company had something to do with the immediate success.He walked me through every step of the procedure, explained all parts of the contract and answered all of my questions that came up along the way.It was a smooth and pleasent experience from start to finish.
Blake reached out to me over Reddit, of all places, which was quite a surprise. Thankfully, it was a great surprise, and he helped me navigate through listings despite some rather restrictive conditions from my end, including seeking a pet friendly apartment as a foreigner.I ended up deciding on a very lovely 1LDK that opened up in the same building as the unit I originally toured. Throughout the process, Blake was extremely patient, friendly, and knowledgeable, which was a great help and very reassuring. When the time comes to move again in the future, I won't hesitate to use Blackship again!

To live in Japan is a dream, especially so as a foreigner. To live in a dream home in Japan is a dream on top of a dream.I have a slightly complicated visa situation, so my home search has involved extra complexities and considerations. However, Blake and Blackship has made the dream—both dreams actually—a dream no more. Tokyo is now home.I first reached out to Blackship early in the year. I was put in touch with Blake from the start. While living in Europe, I emailed him regularly with extensive questions about what’s possible and learning about the process for my hopeful home. He knew I wouldn’t be in Japan until the end of the year, but, nonetheless, answered my questions with a great thoroughness and clarity. By the time year’s end was approaching, he reached out to me, to check in. He informed me, as promised, that he had prepared a short-list of properties that fit my criteria, ready for my arrival. So on just day 2 in Tokyo, running on almost no sleep, we had our first apartment viewing. And at that first viewing, a home was decided on!I am so unceasingly grateful to be able to move to Japan. For that to happen, forces outside of personal desire and will, however mighty, are required: I needed help. And Blake and Blackship have been instrumental in making it happen. Blake was super kind and helpful throughout the process of finding a pet-friendly tower that accepted applicants with a student visa in Tokyo. He would even tell me what to prepare ahead of time so that I was ready and made all the paperwork as smooth as possible. I can't recommend them enough!
Realtor Blake was amazing. He really listened to what I need and when I had to move in by. Normally, he works only with Tokyo locations but was able to help find a place in Kawasaki. He walked me through step by step and was quick to reply if I had any questions.

Moving in Tokyo can be really daunting, especially if you're new to the country and aren't quite up to snuff on the language. Alex and his team were absolutely amazing to work with. They found me exactly what I was looking for in short order and walked me through each of the uniquely Japanese steps. Since they speak both English and Japanese fluently, they were able to act as a bridge to make sure everything was as clear as possible. I would 100% recommend going through Blackship if you're looking for a great spot in Tokyo!
