Concept, layout, materials, custom joinery and full furnishing, with bilingual budget and schedule management from the first sketch to the final walkthrough. Construction is contracted directly with licensed builders and supervised by registered architects, so every yen and every week is accounted for in English.

Do you work with rentals as well as purchased homes?
Yes. Move-In Ready works for both. Residence Design is for owned homes and renovations, where structural work is possible.
What is the minimum budget?
Move-In Ready starts at a ¥5,000,000 furnishing budget, with a service fee of 15% of furnishing spend. Residence Design starts at ¥15,000,000 in total project budget. Below these levels we are honest that our fee will not be good value.
Who contracts the construction work?
You contract directly with licensed builders and architects that we select and manage. Tokyo Portfolio Living provides design, coordination and project management.
How long does a project take?
Move-In Ready typically takes 4 to 8 weeks from proposal to handover. Residence Design typically takes 3 to 6 months depending on scope.
I am not a Tokyo Portfolio client. Can I still use Living?
Yes. Most clients come to us with a home already found. We are happy to start from wherever you are.
