If you are considering a home in Nihonbashi, start with three things. Understand what daily life would look like now, identify the developments near the property, and check when their benefits are expected to become available. Some changes are already affecting local shopping, while the full waterfront transformation will take much longer.
The latest milestone is Tokyo Midtown Nihonbashi. An October 8 announcement confirms that the main redevelopment was completed on September 30, 2026. Its grand opening is planned for within 2027, with refurbishment of the adjoining South building also due within 2027. Building completion does not mean that all the shops, facilities, and public spaces are open.
Getting your bearings
Nihonbashi covers more than the streets immediately around its namesake bridge. Tokyo Midtown Nihonbashi sits on the south side of the Nihonbashi River, near Nihonbashi Station. Across the bridge to the north, Muromachi centres on Mitsukoshimae Station. Farther northeast, the streets around Kobunacho, Horidomecho, and Ningyocho offer additional locations to explore when comparing apartments.
Use these three anchors to orient a viewing trip.
| Area | Connection to the redevelopment | Station entrance to check |
|---|---|---|
| Nihonbashi 1-chome and 2-chome | The main redevelopment and South building are near the river, with Takashimaya farther south | Nihonbashi Station B2 for Takashimaya. B12 is associated with the COREDO site, so check current access arrangements |
| Muromachi and Honcho | North of the river, with shopping around Mitsukoshimae and a supermarket in Honcho | Shin-Nihonbashi Station Exit 5 is approximately four minutes from Maruetsu Petit Nihonbashi Honcho |
| Kobunacho, Horidomecho, and Ningyocho | Streets northeast of the central riverfront project, worth comparing for their existing residential surroundings | Ningyocho Station A5 serves the Horidomecho side |
The station and store guides provide useful starting points, but these are not walking-time estimates from a particular home. Follow the route from each shortlisted building to the platform you would use, including crossings, stairs, and any construction diversions.
What is already available for everyday life?
Three existing amenities provide a useful starting point.
South of the bridge, Nihombashi Takashimaya’s main building has a basement food hall with groceries and prepared food. Its connection to Nihonbashi Station makes it worth testing as part of a journey home, rather than treating it only as a shopping destination. takashimaya.co.jp
North of the river, Maruetsu Petit Nihonbashi Honcho is at 2-5-1 Nihonbashi Honcho. For an apartment around Muromachi or Honcho, walk there with your usual grocery routine in mind. Check the selection and prices against the way you actually shop.
Farther northeast, Horidome Children’s Park is at 1-1-16 Nihonbashi Horidomecho, beside the Kobunacho area. It gives buyers a specific outdoor space to inspect today while assessing the appeal of future waterfront improvements.
The transition also means losing access to familiar facilities temporarily. COREDO Nihonbashi’s announced closure date was October 15, 2026, ahead of refurbishment. The operator identified exceptions, including Tomod’s and Nihonbashi Nishikawa, which were scheduled to continue trading after that date. Buyers should check individual businesses rather than assume the whole site is operating as before.
What is changing, and when?
| Date or period | Milestone | Meaning for homebuyers |
|---|---|---|
| April 26, 2026 | Scheduled e-LINER services launched between Nihonbashi and Toyosu | An additional travel option, subject to the live timetable |
| September 30, 2026 | Main Tokyo Midtown Nihonbashi redevelopment completed | Construction completion is separate from public opening |
| October 15, 2026 | Announced COREDO Nihonbashi closure for refurbishment | Shopping and dining routines may need alternatives |
| Within 2027 | Planned grand opening and completion of the South building refurbishment | Use this timing rather than the earlier autumn opening forecast |
| Fiscal 2040 target | Removal of the elevated expressway above Nihonbashi | The full open-sky waterfront vision belongs to a much longer timetable |
These dates come from the development announcements and expressway operator. Future targets remain subject to change.
Nihonbashi River Walk connects five redevelopment districts and their surroundings. The Japanese announcement describes waterfront space and a riverside pedestrian network extending approximately 1.2 kilometres. This is a coordinated, long-term vision, rather than a completed promenade available along its entire length today.
The scale of commercial investment provides supporting context. Mori Building’s May 2026 report, page 4, forecasts approximately 1.05 million square metres of large-scale office supply for the combined Nihonbashi, Yaesu, and Kyobashi area over 2026–2030. That figure is not a residential-price forecast, but it helps explain why the wider area is undergoing substantial change.
Could the boat become part of your routine?
The April 15 launch announcement set the e-LINER’s regular service start for April 26, connecting Nihonbashi and Toyosu in approximately 25 minutes. Before relying on it for work or regular appointments, check the current timetable and operating information. At the time of writing, the operator lists the earliest Toyosu and Nihonbashi departures as suspended.
The service adds a way to enjoy the waterfront, but its usefulness depends on where your journey begins and ends, as well as the departures available that day.
Assess the apartment alongside the plans
For a home near a development site, look at the position of the windows and balcony relative to the planned buildings. More shops and restaurants may be welcome, while changes to natural light, privacy, and outlook need a separate assessment.
Check site notices and ask about the remaining work around your building. Noise, construction vehicles, and temporary pedestrian routes are practical considerations even after a neighbouring tower is complete. Avoid assuming that a project-wide completion date ends every nearby disruption.
Keep the weekday and weekend viewing visits. On a weekday evening, test your commute and grocery route. At the weekend, return to see traffic levels, outdoor spaces, and the shops or restaurants you would use. Compare that experience with the improvements expected during your intended ownership period.
