Daikanyama has long been regarded as one of Tokyo’s most prestigious neighborhoods, offering an upscale, urban lifestyle. While it has always attracted affluent residents and expats with its blend of modern luxury and laid-back charm, recent major developments are reinforcing Daikanyama’s reputation as a luxury enclave. Reflecting not only Daikanyama’s continuing rise in prestige, these projects also highlight a broader real estate boom in Shibuya Ward that has occurred over the past year.

One of the defining factors in Daikanyama’s recent growth is the emergence of high-end developments catering to the city’s elite. The average price of land per square meter around Daikanyama Station has surged to ¥2.44 million (approximately $16,400), reflecting a 6.88% rise from the previous year. In comparison, the average land price per square meter for Tokyo overall rose by 4.81% to ¥1.22 million (about $8,300). This substantial increase in Daikanyama’s land value is one of the largest within Shibuya Ward, where the average price of land ranks as the third highest in the country, trailing only Tokyo’s Chūo and Chiyoda wards. Chūo Ward, in first place, experienced a growth rate of 6.06% over the past year.

This growth in land prices is part of a broader trend in Shibuya, which has seen the largest rise in commercial land prices in 2024, with a 13.1% increase. The surge in commercial property values underscores Shibuya’s expanding influence as a hub for luxury living and business, with Daikanyama at the forefront of this growth.
