The Japanese real estate market also offers a variety of online platforms designed to help individuals find their ideal property. However, it’s important to note that most of these platforms are primarily offered in the Japanese language. If you don’t speak Japanese, using Google Translate or a similar service is advisable when navigating these sites.

There is no direct Zillow equivalent in Japan. Instead, the functions Zillow combines in one place are spread across several different services: public portals are useful for finding properties currently being advertised, while government databases provide broader transaction-price information and real estate agents have access to industry systems that consumers cannot search directly.

Why Japan Has No Zillow

REINS, or the Real Estate Information Network System, is probably the closest equivalent Japan has to the MLS system used by real estate professionals in the United States. It is operated through four regional organizations designated by the Ministry of Land, Infrastructure, Transport and Tourism and is primarily a professional network rather than a public property portal.

The access to this portal is restricted to licensed real estate agents only, so consumers cannot log in and browse it the way Americans browse the MLS-fed listings on Zillow. To see what is inside REINS, you have to work through a licensed agent.

When an owner hires an agent to sell, they choose one of three agreement types:

  • A general agreement (ippan): lets the owner list with several agencies at once

  • A restricted exclusive agreement (senzoku sennin): gives one agency full control, and the agent must register on REINS within five days.

JThe Ministry of Land, Infrastructure, Transport and Tourism’s Real Estate Information Library includes transaction prices, completed-sale information, land values, zoning, disaster information, and other property data.
